The Cottage
A quiet countryside base on the South Banks of the River Tay. 35 minutes from St Andrews and 50 minutes from Edinburgh, Old Parkhill Cottage is a beautifully restored 3 bedroom farm cottage, featuring pared-back Modern Rustic design and acres of farmland and trails to explore.
The Tour
Walk into the cottage through an essential countryside boot room, with farmhouse sink, picnic supplies and full laundry facilities, into a big open plan living space with original stone barn wall, enormous sash and case windows, handmade curtains, and views over the River Tay, warm polished concrete floors, a fully equipped, handmade deVOL kitchen with Smeg appliances and farmhouse table. Retreat to a Rais wood burning stove (and bottomless basket of farm sourced wood), a big velvet corner sofa, chaise, Wifi and Smart TV.
Perch at one of the wide river view window sills on two comfortable oak stools with laptops and coffees and catch up on work, remotely.
A view filled corridor (featuring floor to ceiling glass at either end and vintage farm photographs) separates the open plan living space from the bedrooms and bathrooms, which are conveniently situated right beside the back bedrooms.
Relax in marble washrooms, one with a deep clawfoot bath, the other a walk-in shower, both featuring electric roof lights, which open up the sky. Enjoy luxury British toiletries, heated towel rails and thick, premium towels. Sleep on beautiful king size beds, featuring organic wool mattresses, hypoallergenic bedding and premium Egyptian Cotton sheets.
The front bedroom features a four poster bed and river views. Back bedroom french doors open out to an expansive outdoor space, a forest backdrop, a hillside garden with newly planted wildflower meadow, an Ooni pizza oven, a courtyard with a seating area for morning coffee, dinner under the stars, sunset views over the river, and toasted marshmallows around the fire.
We’ve carefully restored stone walls, salvaged farm implements, and collected the remnants of the building’s agricultural past to tell its humble story, transforming the old cottages into a modern farm retreat, which celebrates the Scottish countryside.
Once the original farm byre, Old Parkhill Cottage is a stylish and relaxing retreat for friends and family, who enjoy golfing, cycling, hill walking, or simply relaxing in the Scottish countryside.

Dogs love it here. Up to two well-behaved, fully trained dogs are welcome.

We provide a Tartan Blanket Co. Dog Blanket, Dog Bowl and plenty of dog towels for use during your stay.
There is a Dog Wash area in the courtyard and a big farmhouse sink in the boot room.

“Hyrneside is everything that’s advertised and more. The correspondence with Rachel was super quick and efficient and the place itself is decorated beautifully with all furniture, fixtures and fittings to the highest standards. It was exceptionally clean throughout with comfortable beds. The fenced dog area was a real bonus and the fire pit in the fenced area had amazing views and so peaceful. We visited a lot of the restaurants that Rachel recommended, The ship inn at Elie and the Pier Smokehouse and we really enjoyed the tour and history of the Lindores distillery- well worth a visit. The home made cider was an additional treat. We had taken a few games with us and it wasn’t until the last day we noticed more in the bench at the dining table. Nice touch with the lights near the cooker highlighting the Scottish flag too! All in all exceptional.”

There are lovely scenic trails behind the house with spectacular views over the river Tay. “We have just returned to Cornwall from Hyrneside. We stayed with our two teenage daughters and our dog. This is a beautiful house, and a great location for exploring! How wonderful to be able to step outside the door and straight away have access to beautiful walks and peace. The view is fantastic, the pizza oven a great success (beware they really do only take 60 seconds to cook!) The bathrooms lovely and the beds extremely comfortable. This was an ideal base for us as we wanted to explore the area around St Andrews as our daughter starting Uni there in September, it was only about a 25 minute drive and The Balgove Farm shop and Steak Shed is definitely on our top 10 list now! We also caught the train into Edinburgh one day and it was a lovely scenic journey and only an hour away. Caught the train from Ladybank which is only a 10 minute drive from Newburgh. Another day we went to Cambo Gardens and Kingsbarns, the gardens are beautiful and the vegetarian restaurant a must visit. It was a very long way for us as we live at the other end of the country but so worth it, we never tired of just watching the light change the view constantly a truly stunning location and finished to a very high standard. Will definitely return. Thank you for a fabulous week and we didn’t put on a rain coat all week, the weather was fabulous!!”

“We had a wonderful stay in this beautiful, newly renovated cottage. Cottage decor, furniture and facilities to a very high spec. We stayed with our dog and the outdoor area and nearby walks in fields and woods were perfect for her. Lots of space for our family of four (two grown up sons). The views from the cottage are stunning especially in good weather. Recommend the whisky tour and lunch at Lindores Abbey just a 10 minute walk away and Balgove for breakfast, 30 minutes away.”

“Hyrneside is an absolutely beautiful cottage finished with high end specs and the attention to detail was very much appreciated by our family. Rachel has done a terrific job and catered to every need for a family (with and without pets). We were so pleased to see a warm blanket and ceramic bowl placed in the boot room for our puppy and separate towels to clean him after a walk. The welcome basket was very useful and the cottage is very bright, super clean and welcoming.
The views from the house are spectacular and the photos don’t do justice. It is a haven for families that love the outdoors, want a high-end accommodation and I would highly recommend the cottage for dog owners. Also, Newburgh is a lovely quiet place with lots of history and refreshing walks.”

The setting is beautifully remote and private, while still being within easy walking distance of everything that you need. The owners have thought about absolutely everything in the property and the finish is extremely high-end from the beds and pillows to the very luxurious bathrooms. It was incredibly clean and well looked after. You are surrounded by beautiful views and countryside and we had some wonderful walks. The location is also brilliant for some great day trips - we particularly enjoyed visiting St Andrew's for the day. It was the beginning of our trip to Scotland and it was a very lovely way to start the holiday.
